*** How does the buying process work? ***
Our career commitment is to the representation of buyers and sellers of
real estate. Our goal is to facilitate this process...to make it
flow as easily and smoothly as possible. Working together, we can make all
that happen...in the celebration of your decision to buy your first home
or to transition from one property to another.
1. We begin with prequalification by a loan officer...including a 10 minute conversation and a
lender's credit check.
2. We ask for your help in writing a "wish list".. Our
goal is to find the homes most likely to meet your hopes and dreams, as
well as to help you explore ideas you may or may not have
considered. We typically explore many possibilities
and often make suggestions regarding value, location, and quality of life.
We delight in offering expert assistance to our clients.
3. Now it's time to set an appointment...hoping to find your new place.
For some buyers, this happens on the first appointment out. For
others, the first appointment is a time for the agent and the buyer to get
to know one another...and to explore a variety of preliminary
ideas.
4. Once we have found your special home, we'll draft an offer
reflecting your interest in the terms of the home purchase, the comparable value of other homes
that have sold in the community, and any special concerns or
considerations involving the home you've chosen. From there the
offer is negotiated.
5. Once you're under contract...we begin the administrative work necessary
for a smooth transition to closing. We provide follow-up, follow-up and
more follow-up. An important part of this process will be the
coordination of your home inspection. We'll guide you through
step-by-step!
6. Just prior to closing, we'll schedule a final
walk-through to verify all agreed repairs have been made and to verify the
condition of the home.
7. You close on your new home at an attorney's office...a process that
typically takes about an hour. There you will get your keys, a copy of all
of the documents that you signed, and your appraisal. On
completion...you'll hear the words..."Congratulations! You're a
homeowner!"
*** What about closing costs? ***
Closing costs include the loan origination fee, attorney's fees, title
search fees, often the appraisal, and other miscellaneous costs associated
with transferring ownership of real property. The relative percentage goes down as the price of the home goes up
because of the relative influence of "fixed" vs.
"variable" costs. When writing an offer we work with your
loan officer to determine the best estimate for these costs so we can try
to secure these as seller paid costs within your purchase.
Our policy and practice is to negotiate closing costs paid by the seller
when at all possible for the benefit of our buyers. Closing costs are
separate and distinct from down payment money required, and so our goal is
to minimize any additional out of pocket expenses to our clients.
