Atlanta Homeowners – Property Tax Statements and More

Watch for Your Property Tax Statements

Be on the watch for your property tax statements, and be sure these accounts are timely paid. The billings may come to you directly, or may be routed through your mortgage company if your taxes are paid through escrows collected as part of your monthly mortgage billing.

Most important is that homeowners track the issuance of these billings, be sure they are paid directly or through the mortgage company escrows (which will depend on the specific circumstances of the individual homeowner and the arrangements made). For owners who have recently purchased their homes, this may be especially important for a couple of reasons: 1) it may take a little bit of time for the county to catch up with recent transfers of ownership; and 2) it may take a billing cycle to be sure the mortgage company is timely and correctly receiving property tax invoices if the property taxes are being paid through mortgage escrows. Even for owners whose billings have established histories with mortgage companies that include the timely receipt of invoices and timely payment of property taxes due, it’s also a good idea to make a calendar note — and to follow up! A modest investment in tracking this important financial commitment will help to prevent penalties.

If your property taxes have adjusted (up or down), be sure to track any adjustment in parallel handled by the mortgage company through escrows. Homeowners whose property taxes have adjusted “up” may receive a billing for the amount of the difference. If you have any questions or concerns, be sure to contact your mortgage company as soon as possible to resolve those. Each company has its own format for monthly statements, but often the contact information for the various mortgage departments (customer service, insurance, property taxes, etc) will be found on the statement (sometimes on the reverse side of the statement with other informational details).

If your property taxes have adjusted, and you believe the findings are incorrect, be sure to contact your county property tax office as quickly as possible for instructions about the deadlines for challenging those findings, and the information you’ll need to prepare as part of such a challenge.
