We have a few tips to share, and hope these will help you develop your home search wish list!
Consider your ideal location and the degree to which there is flex in the search parameters. You might be hoping for a home along a commute route to your office or a college or university, preferred public school districts or private schools for children, homes near social or recreational activities, or homes near family or friends. Imagine your life across the course of a given day, week, month, across the seasons, and through the year. How will the location of your home fit with your current lifestyle, or improve your quality of life going forward?
Consider your comfort zone for space. The amount of space in a home for any given location is often closely tied to the price and condition. When thinking about the size of your future home’s foot print, consider these trade-offs or exchanges. How many bedrooms and baths? What are your preferences for outdoor areas like patios, balconies, or yard areas? Are you hoping for a home in move-in ready condition, or are you interested in a home you can personalize in the course of renovation or rehabilitation?
Do you have preferences for the floor plan or finishes? You might be hoping for a home with a fabulous gourmet kitchen, or maybe one with a spacious owner’s suite? What are your thoughts about a home theater, hobby or craft space, home fitness area, or yoga studio? Do you enjoy evening or weekend BBQs?
Amenities are another important consideration as part of the search. Some communities are developed around the residences without features like swimming pools and tennis courts. Others have a wide range of amenities including gated or otherwise secured access, concierge services, media rooms and conference centers, guest suites and catering kitchens, pet walks, putting greens, and more. Which amenities, if any, are important to you and the time you’ll spend at home and within your community development?
Where are you comfortable for the financial commitments that come with a purchase? Crunch the numbers for purchase price, any down payment required, property taxes, homeowner’s insurance, HOA dues, and your interest rate. Doing this with the help of an experienced loan officer is truly important. The good news is that the process is relatively straight forward for most home buyers, and a skilled loan officer can guide you right on through it!
As you gear up for your Atlanta townhome, condo, or loft purchase, one of the first steps for buyers who will finance is prequalification with a lender. Market conditions continually adjust, and mortgage loan products adjust with these too. With this in mind, it’s more important to review your goals for a home purchase, the details of your financial picture, and the mortgage loan products best suited to you as a home buyer! The good news is that rates remain historically low.
